Minor Variance application file no. A08/2023WL is being deferred at this time. 

Property Address: 2913 South Grimsby Road 14


A minor variance application has been applied for to permit 3 variances on the subject property being 2913 South Grimsby Road 14, including a variance to permit a market store 19.5 metres closer to the front lot line than the main building, whereas Table 1-1 in Section 3.1 of the Township’s Zoning Bylaw 2017-70, as amended, does not permit accessory buildings and structures to be located within the required front yard or closer to the front lot line than a main building.


This minor variance application is also requesting relief to permit a proposed accessory building for farm equipment storage to be located 5 metres from the east interior side lot line, whereas Table 1-1 in Section 3.1 of the Township’s Zoning Bylaw 2017-70, as amended, identifies the minimum interior side yard setback for a Type 3 accessory building at 7.5 metres.


A variance is also being requested to permit the proposed market store and Type 3 accessory building farther from the existing barn, whereas Table 1-1 in Section 3.1 of the Township’s Zoning Bylaw 2017-70, as amended, only permits accessory buildings to be located at a maximum distance of 50 metres from a main building. This minor variance is requesting to locate the market store approximately 137 metres and the Type 3 accessory building approximately 115 metres from the main building.

A minor variance application has been applied for to permit a proposed accessory building to be located 57.60 metres from the existing dwelling, whereas Table 1-1 in Section 3.1 of the Township’s Zoning Bylaw 2017-70, as amended, only permits accessory buildings to be located at a maximum distance of 50 metres from a main building. This minor variance is requesting relief to permit the accessory building 7.60 metres farther from the main building than permitted.
